Lathrop Home Prices Pulled BackThis Summer. Sales Didn't.

David Torres · every number checked

If you've owned a home in Lathrop for a few years and you've been watching what's selling around you, you've probably noticed the price on the sign looks smaller than it did last summer. You're not imagining it.

Over the twelve weeks ending September 13, 2026, the median home sale price in Lathrop was $675,000. A year earlier, over that same twelve-week stretch, it was $709,500. That's a drop of about 5%.

Here's the part that doesn't fit the story you'd expect: sales didn't slow down. Homes sold in Lathrop reached 113 during this period, up from 105 a year earlier, roughly 8% more. A softer price and a busier market at the same time is not the usual pattern, and it's worth sitting with for a second before deciding what it means for you.

The clearest evidence is how close sellers and buyers are landing to each other. The median list price in Lathrop was $686,944. Homes in Lathrop were closing at about 98.6% of that asking price. That's not a market where sellers are cutting prices out of panic. It's a market where the asking price and the closing price are basically the same number, just a lower number than last year.

Buyers are still willing to compete for the right house. About 18% of sales in Lathrop went for more than the asking price. That's not nothing, and it tells you the pullback in the median isn't happening because every seller is getting beaten down at the table. It's happening because the mix of what's selling, and what buyers are willing to pay for it, has shifted.

Speed backs this up too. The typical home in Lathrop took 47 days to go to pending. Supply in Lathrop worked out to about 3.9 months. That's a market with a real, but not overwhelming, amount of choice for a buyer walking in today.

There's no tension in this period's numbers to complicate the read. Price down, sales up, sale prices sitting close to list, a meaningful slice of homes still going over asking, none of it contradicts the others. When every signal points the same direction, that agreement is itself worth noting rather than something to explain away.

In practice, this is what it looks like on a Saturday: a buyer touring Lathrop right now sees more homes than they would have a year ago, at a lower typical price, but the ones that are priced right still move in a bit over six weeks and sometimes draw a bid above ask. It's not a market where everything sits, and it's not a market where every house gets a bidding war either.

For sellers, this period rewards realistic pricing more than it rewards patience. With sale prices tracking so tightly to list prices, a home priced above where the market actually is will likely just add days, not dollars. For buyers, it's a window with a bit more room than last year, both in price and in the number of homes to choose from, without turning into an easy negotiation.

What would change this read is the next period's price number. If the median in Lathrop keeps drifting down while sales keep climbing, that's a market genuinely resetting. If the price stabilizes while sales stay elevated, this summer looks more like a one-time adjustment. Either way, the number to watch is the same one that led this report.

If you've been wondering what your own home would list for in this market, that's a conversation worth having before you guess based on last year's number.
